What is the Resident Appreciation Giveaway?
The Resident Appreciation Giveaway is a special opportunity for eligible residents to receive one year (12 months) of free base rent at their community.
How many winners will there be for the Resident Appreciation Giveaway?
One lucky household will be selected to receive 12 months of free base rent.
What does the winner receive?
The winner will receive 12 months of free base rent. The prize applies to base rent only and does not include utilities, pet rent, parking, storage, or other charges.
Do I need to sign up or fill out a form?
No. Eligible households are automatically entered. No registration is required.
Who is eligible for the Resident Appreciation Giveaway?
Households must be current residents, in lawful occupancy by July 25, 2026, in good standing, and have a zero balance.
What does good standing mean?
It means compliance with lease terms, no outstanding balance, and no violations or eviction status.
What is the deadline to qualify?
July 25, 2026 at 11:59 PM (local property time).
What does zero balance mean?
No amount is due on your resident ledger by the deadline.
If I move in before July 25, can I qualify?
Yes, as long as you meet all eligibility requirements.
If I renew my lease, can I qualify?
Yes, if you meet all eligibility requirements.
When will the drawing take place?
The drawing will take place in August 2026.
How is the winner selected?
The winner will be selected randomly from all eligible households.
How will the winner be notified?
The winner will be contacted via phone, email, or written notice.
What if the winner does not respond or is ineligible?
Another eligible household may be selected.
When does the free rent begin?
The first full calendar month after winner verification.
Is the prize cash?
No. It is a rent benefit only.
Does the prize cover all housing charges?
No. Only base rent is covered. Other charges still apply.
What happens if the winner moves out early?
Remaining rent credit will be forfeited.
What happens if the winner transfers to another property?
The prize does not transfer and will be forfeited.
What happens if the winner transfers units?
The credit remains based on the original unit amount.
Does the winner need to remain in good standing?
Yes. The winner must remain in occupancy and good standing.
Can households receiving assistance qualify?
Some may qualify. The prize may apply only to the resident-paid portion.
Are employees eligible?
No. Employees and certain groups are not eligible.
Will the winner be announced publicly?
Yes, subject to applicable laws.
Are taxes the winners responsibility?
Yes. Taxes are the responsibility of the winner.
